If you are buying a home in Portugal and searching for a “property survey”, a “building survey” or a “structural survey”, these are all names for the same thing: an independent, expert assessment of a property’s true condition before you commit to buying it. In Portugal this is known as a property inspection.

Buying an existing property

Pre-purchase inspection

What condition is this property in, and what will it cost me? From €450.

  • Structural Condition. Walls, ceilings, visible cracks, and overall stability, plus visual review of common areas where accessible.
  • Insulation & Openings. Doors, windows, and frames for condition and any signs of poor sealing.
  • Interior Condition. Floors, ceilings, and walls, checking for cracks, stains, warping, or hidden signs of moisture.
  • Electrical System. Panels, switches, and outlets, checking visible safety and compliance indicators.
  • Plumbing System. Pipes, fixtures, drainage, and water pressure (if water is connected).
  • Heating & HVAC Systems. Basic functionality of heating and cooling systems (if accessible during the visit).
  • Moisture, Mould & Ventilation. Special attention to kitchens, bathrooms, and areas behind cabinets for dampness or ventilation issues.
  • Common Areas of the Building. Visual review of shared spaces such as entrance, stairwell, and corridors, where accessible.
  • Safety Check. Identifying visible safety concerns inside the property.
  • Recommendations. Practical advice on potential risks and further specialist evaluations (if needed).

Villas and houses also cover the site and grounds, the roof and gutters, and the water source, whether mains, well or borehole.

Snagging inspection

Is it finished, is it properly done, and is it what I was sold? From €700.

  • Technical Review of Your Documents. Mapa de Acabamentos, Ficha Técnica, appliance schedule and drawings, Read by your inspector before the visit, not on the day, Specification transcribed into the checklist, room by room.
  • Your Priority Items. Anything you have already noticed and want checked, Concerns raised by your lawyer or agent, Items from an earlier visit or a previous snag list.
  • Building Structure. Walls checked straight and true on a 2m straightedge, Floors and ceilings checked level, Visible cracking, settlement or movement.
  • Building Exterior. Main entry door, locks and every key tested, Balcony and terrace falls, drainage and waterproofing, Railing heights and child-safe spacing.
  • Interior. Walls, ceilings and floors for alignment, lippage and gaps, Tiling, grout and wet-area seals, Paint and finishes viewed in raking light.
  • Mechanical, Electrical & Plumbing. Consumer unit, RCD tested and every breaker operated, Every outlet and switch tested live, with polarity, Circuit labelling and lighting throughout.
  • Moisture & Environment. Damp, leaks and water intrusion, by eye and by meter, Indoor humidity readings, Whether kitchen and bathroom extract actually vents.
  • Fire, Safety & Accessibility. Smoke and carbon-monoxide detectors, Fire doors, signage and emergency lighting, Handrails, guarding heights and spacing.
  • Common Areas. Entrance, lobby and stairwell finishes, Lifts and their current inspection certificate, Garage, parking space and private storage (arrecadação).

Every item is recorded as Acceptable, Incomplete, Requires attention, Differs from the specification, or Cannot verify.
